JASPI Rope Access
Technician suspended on ropes painting the facade of a five-storey building
FACADE PAINTING

Paint the building without shutting it down for a month.

The facade is washed, repaired and painted by rope access. No scaffolding goes up, the pavement stays open and nobody has to leave home. A four- or five-storey block is finished in days, not weeks.

Site visit and quote with no obligation. We reply within 24 working hours.

What the service covers

Pressure washing the facade first, at controlled pressure, so the paint bonds to a clean surface
Crack treatment, a skim coat over degraded areas and removal of loose paint
Sealing joints and junctions at window frames, sills and parapets
An adhesion primer matched to the substrate — render, fair-faced concrete or existing paint
Two coats of facade paint protecting against UV and rainwater
Protection for openings, railings, window frames and the walkway at ground level
A before-and-after photographic report, recording the product used and the number of coats
SIGNS

When painting stopped being about looks

Paint is the first barrier between the rain and the structure. Once it fails, the problem is no longer the appearance — it is the facade.

01Dark or greenish staining that returns a few months after washing
02Paint flaking, blistering or coming away at a touch
03Fine but continuous cracks, particularly below the windows
04Brown or reddish run-off staining from the parapet
05Damp appearing inside the top-floor flats
06A facade left unpainted for more than ten years in an urban or coastal setting
PROCESS

How we work

01

Site visit and survey

We assess the condition of the substrate, identify anchor points and photograph the facade as it stands. The fixed quote comes out of this.

02

Washing and preparation

Controlled-pressure washing, removal of loose paint, crack treatment and a skim coat. Skip this stage and the new paint lasts half as long.

03

Primer and protection

Adhesion primer across the whole area, plus protection for window frames, railings and the walkway at ground level.

04

Painting and inspection

Two coats applied in vertical bays, working from the top down. Final walk-round with the client and handover of the photographic report.

Centro Social da Sagrada Família · Sintra

The gable wall had run-off staining halfway down it and the main facade was cracked throughout. It was washed, repaired, skimmed and painted with no scaffolding and without cutting off access to the centre, which stayed open every day.

HOW WE WORK AT HEIGHT

Twin ropes, full PPE and the pavement protected.

Painting from ropes is only worth doing under the conditions the law sets out. The system is always twin-rope, on independent anchor points, and the area below the works is cordoned off before any technician descends.

Timescales and what drives the quote

Typical timescale: painting a four- or five-storey building in full typically takes 5 to 10 working days, against 4 to 8 weeks with scaffolding, erection and dismantling included.
QUOTE FACTORS
Total area and the number of facades to be painted
Condition of the substrate: the more repair work, the longer before painting starts
Type of finish and the number of coats the product requires
Whether the building already has anchor points
Any need to work outside normal hours or in phases

We give a preliminary figure from photographs, and a fixed quote itemised by work package after a site visit — always free of charge.

Frequently asked questions about facade painting

How long does it take to paint a block?

A four- or five-storey building typically takes 5 to 10 working days, depending on the condition of the substrate and the area to be treated. With scaffolding the same job runs to 4 to 8 weeks, because putting it up and taking it down costs more than the painting itself. The exact timescale is set out in the quote.

Do residents have to move out or clear their balconies?

No. All the work is done from outside. We only ask that, on the days given in the notice, they bring in washing lines and keep the windows closed on the elevation being worked on.

Is a licence needed to occupy the public highway?

On most projects no, because we put no structure on the pavement. We cordon off a safety zone at ground level during working hours and clear it at the end of the day, which avoids the council licence and the wait that comes with it.

What paint do you use?

Facade paint with UV protection and resistance to rainwater, chosen to suit the substrate: render, fair-faced concrete or existing paint. The product and the number of coats are named in the quote and in the final report.

What if the facade has cracks or flaking paint?

That is dealt with before painting, and it is included. Cracks are opened up and sealed, loose paint is removed and degraded areas are given a skim coat. Painting over a substrate that is coming away is money lost inside two years.

Can a facade be painted at any time of year?

No. Application needs dry weather and a temperature above 5 °C, and the facade has to be dry after washing. In Portugal the usable window typically runs from March to October; outside it, we plan the work for the first spell of settled weather.

Do you give a guarantee?

Yes, on the application. The period is stated in the quote and follows the guarantee on the product applied. The final photographic report serves as a record of the condition the work was handed over in.

Send photographs of the facade and get an estimate.

Three or four photographs are enough for us to give a preliminary figure, before the site visit.
